There's a buyer profile that rarely appears in real estate materials on the Riviera Maya.

Not the investor calculating Airbnb occupancy. Not the one buying a presale to flip in six months. It's the person or family who wants Playa del Carmen to be part of their life. Who comes to live here part of the year, or eventually to settle. Who is looking for quality of life, peace of mind and a place worth living in for the next chapter.

For that buyer, the conversation is completely different. And the 2026 data has a lot to say.

A city that works

Playa del Carmen has nearly half a million inhabitants. It has private hospitals with international-level care, bilingual schools, restaurants from around the world, direct air connectivity to dozens of cities, fiber optic internet, an established expat community and all the services a family needs to live well.

It's not a tourist destination trying to become a city. It's a city that also has a beach.

Formal employment in Quintana Roo reached a historical record of 527,238 IMSS affiliates in March 2026, 15.9% more than in 2022. Real wages in the formal sector are at their highest level in thirty years. That doesn't describe a fragile market. It describes an economy that is working and has the critical mass to sustain the services a family needs day to day.

Safety improved in measurable ways

It's one of the questions I get most from people evaluating a move here: is it safe to live there?

The 2026 data gives a concrete answer. Quintana Roo registered an 85% reduction in intentional homicides between September 2024 and June 2026, going from a daily average of 2 to 0.3. In the first half of 2026, Playa del Carmen reported a 55% drop in homicides, 34.8% in vehicle theft and 35% in home burglary, according to the Executive Secretariat of the National Public Security System.

As in any city, minor crimes persist in busy tourist areas. But the trend is clear and documented, not perception.

For someone coming to live in Playacar, Gonzalo Guerrero, Puerto Morelos or Puerto Aventuras, that context matters much more than for someone buying to rent and who will never sleep there.

The areas for living keep appreciating

The Riviera Maya real estate market in 2026 doesn't behave the same in every area. There are areas with excess supply and areas with real scarcity.

The areas that best fit the profile of someone coming to live are precisely the ones appreciating most consistently.

Playacar is registering estimated appreciation of 9 to 10% annually. It's a practically built-out development, with few new properties available, a golf course, beach, controlled access and an established resident community. Scarcity of supply in a high-demand area is exactly the combination that sustains the value of a patrimonial asset.

Puerto Morelos is growing at 8-9% annually, with prices still below the Riviera Maya average, Tren Maya connectivity and a smaller, quieter community than Playa del Carmen. For someone looking for peace without moving away from services, it's one of the most interesting options right now.

Puerto Aventuras has a private marina, a 9-hole golf course, a school within the development and a resident community with a similar profile: people who chose to live well in an organized environment.

Quintana Roo closed 2025 with 14% annual real estate appreciation according to the Federal Mortgage Society, the highest in the country. In consolidated areas the performance has been consistent for several consecutive years.

The product that makes sense for someone coming to live

Not every property is right for this profile.

An apartment designed to maximize tourist occupancy makes sense for someone who wants vacation rental income. For someone coming to live, the priorities are completely different: real living space, construction quality that will last decades, good building management, neighbors who also live there and a location that makes sense for daily life.

In 2026, the conditions for someone buying to live in Playa del Carmen are good. Safety improved in measurable ways. The local economy has solidity. Consolidated areas keep appreciating. And the strong peso against the dollar makes the price in home-currency terms more accessible than two or three years ago for those coming from the United States, Canada or Europe.

It's not a speculative boom moment. It's a mature market moment, with verifiable data, where the purchase decision can be made with more information and less pressure than in other cycles.
