In 1994, when Semarnat cited the first hotels in Playacar in an environmental resolution, the corridor between Playa del Carmen and Tulum was just getting started. Thirty-two years later, in August 2026, Marriott announced the addition of three properties to the corridor under its Tribute Portfolio brand. The announcement has a date, hotel names and a reading worth understanding before buying in the area.
Playacar's first three hotels
The Semarnat resolution of November 22, 1994, cited in Environmental Impact Assessment 23QR2011T0023, records the first three hotels in Playacar: the Continental Plaza, then called "formerly Hotel Playacar," with 350 rooms; the Hotel Diamond, with 300; and the Caribbean Village, with 300.
All three are still operating. Under different names.
The Hotel Diamond changed first. On May 28, 1997, Diamond Hotels Playacar took possession through a trust. Today it operates as Allegro Playacar, under the Barceló flag, with 286 rooms.
The Continental Plaza had a longer trajectory. Palace Resorts acquired it from Grupo Sidek Situr in 2004. It closed August 29 of that year for renovation and reopened December 24 as Playacar Palace. It remains open.
The Caribbean Village is the most interesting to trace. It was on the golf course, not on the beach, as The Independent on Sunday documented in July 1997. The lot it occupies today, Block 20, Lot 1, is where the Riu Lupita sits, which opened in 2004 with 300 rooms. The transition from one brand to the other is inferred from available records, not confirmed by a single document.
The table: original name, current brand, year of change

Hotel Diamond | Allegro Playacar (Barceló) | 1997 |
Continental Plaza Playacar | Playacar Palace | 2004 |
Caribbean Village Playacar | Riu Lupita (probable) | 2004 |
Royal Maeva / Gala Playacar | Sandos Playacar | No year verified |
Aventura Palace (1999) | Hard Rock Hotel Riviera Maya | Agreement Oct. 2011, opening May 4, 2014 |
Club Oasis Puerto Aventuras | Dreams Aventuras Riviera Maya | Since Dec. 2008; current name since Sep. 2021 |
What Marriott announced in August 2026
On August 27, 2026, Marriott announced the addition of The Reef Playacar, The Reef 28 and The Reef Coco Beach to its Tribute Portfolio brand. The three properties total 676 rooms and will join the brand in 2027.
Tribute Portfolio groups independent hotels with history and their own identity under the Marriott umbrella, without standardizing them. For The Reef, which has operated independently in the corridor for years, it's a move that broadens its distribution reach without changing its character.
It's the most recent move in a pattern that has been repeating itself in Playacar and Puerto Aventuras for three decades.
Why the buildings don't disappear
Beachfront in the Riviera Maya is a scarce asset. It cannot be replicated: the coast has a fixed length and permits to build on it are increasingly difficult to obtain.
That scarcity has a direct consequence: when a beachfront hotel closes or changes hands, there is always a chain ready to take it. The building remains. The investment in infrastructure and location doesn't disappear.
What does change is who operates it, under what standards and with what result for guests and for owners of nearby residential units. That matters for anyone buying a property next to a hotel or within a development that includes them.
What did disappear, by contrast, was the small hotel scene in downtown Playa del Carmen. The Molcas, with 26 rooms next to the pier, closed in 2015. The boutique hotels between 10 and 40 rooms that gave the Quinta Avenida its character in the nineties gradually gave way to restaurants, shops and larger-scale developments. In the hotel corridor of Playacar and Puerto Aventuras, on the other hand, the large assets survived.
The same pattern in Puerto Aventuras
Puerto Aventuras, the development 25 kilometers south of Playa del Carmen, followed the same pattern with the two largest hotels in the neighboring corridor.
Aventura Palace opened in 1999 with 474 rooms. In October 2011 the agreement with Hard Rock was signed and on May 4, 2014 it opened as the Hard Rock Hotel Riviera Maya, with 1,264 rooms after a significant expansion. The original building didn't disappear: it grew and changed brands.
The Club Oasis Puerto Aventuras had a quieter trajectory. It became Dreams Aventuras Riviera Maya in December 2008 and adopted its current name in September 2021. It remains open.
What to review before buying near a hotel
Buying a residential property near a hotel or within a development that includes them has variables worth examining before signing.
Who operates the hotel today and under what contract. A hotel with an established operator and a long contract provides more stability to the surrounding area than one that is between brands or undergoing renovation.
What type of brand it is. An all-inclusive with 1,200 rooms generates a very different dynamic of traffic, noise and services than a boutique with 200. Both can be good neighbors, but they are different neighbors.
Whether the hotel has beach access and what access residents have. In some developments residents have access to the hotel's beach services. In others, the hotel and the residential area are completely independent. That changes the value of nearby residential units.
What track record the operator has in the area. A chain with several hotels on the Riviera Maya has more incentive to maintain standards than an operator with a single property.
Marriott's August 2026 announcement is a signal that the Playacar corridor continues to attract first-tier chains. That speaks well of the destination. What speaks well of a specific property is something reviewed case by case.
At Reference we do that review as part of the process before recommending any property in the area.
